This horse property maximizes acreage with a thoughtful layout.
This dreamy horse property is located in Mercer Island, Washington. The entire five-acre estate was designed by McClellan | Tellone. The tight semi-urban lot was challenging to work with, but the layout was executed flawlessly. It’s comprised of an arena, barn with adjacent sacrifice areas, a large service and utility garage, a private residence, caretaker’s residence, a play lawn, vegetable garden, chicken coop, service court, sculptural rain garden, and four separate pastures, all enclosed by a perimeter paddock track.

The project lasted approximately three years from the start of the design and master planning process through the completion of construction.

The airy stalls are by Classic Equine Equipment.
The barn features six stalls, two grooming stations, a wash stall, feed room, grain / blanket / laundry room, tack room, and a private office and powder room enclosed in a curved stone wall.
The grooming area has sliding walls.
The goal was to create a flexible space to intertwine the surrounding area – maximizing social interaction and connectivity by providing an adjustable enclosure.
The grooming area is framed by two sets of oversized sliding doors with custom hardware that open entirely to connect the grooming station to the surrounding service court which provides efficient access for farriers and vets.
The doors are a perforated weathering steel to allow natural light and ventilation while providing protection from the elements.
The project utilized materials such as weathering steel, custom milled lumber with a maintenance-free wood treatment, and white polycarbonate skylights to maximize natural light.
The hardscape and landscape design was by McClellan | Tellone along with Alchemie.
The covered arena is 70’ x 175’.
